
Apartment buildings Seifertova
realisation 2021 – 2024
The area around Winston Churchill Square in Žižkov has undergone rapid development in recent years, and we are pleased that, after endless years of permitting, we have been able to contribute our share—through the renovation and extension of three residential buildings, No. 11, 13, and 15 on Seifertova Street.
The existing buildings have been complemented with single-story rooftop extensions, aiming to reduce the height disparity with the significantly taller neighboring structures and to create a stepped roofscape characteristic of Žižkov. This intervention naturally integrates into the urban block, responding to the sloping terrain of Seifertova Street.
The modifications to the courtyard section of building No. 15 are based on the existing condition, where the rear wing and the street-facing part are of the same height. As part of the new architectural approach, the proposal replaces the gabled roof with a recessed upper floor and introduces an extension in the northernmost section.
In the courtyard, a shared covered garage has been created on the ground floor for all three buildings, replacing the existing courtyard annexes that were in poor technical condition. Above the unified garage roof, private garden terraces for the second-floor apartments have been designed. A comprehensive system of retaining walls and concrete staircases connecting various levels has been complemented by a two-story volume for a loft studio, positioned where a former storage building once stood.
We sought to articulate the facades in a way that preserves the identity of each building, reinforcing the natural rhythm of the historic apartment houses in this area. The courtyard facades of buildings No. 11 and 13 have been enhanced with glass elevator shafts and balconies, while the open galleries of building No. 15 have been restored to their original form and repurposed as outdoor living spaces for the adjacent apartments.
In total, across all three buildings, we have designed approximately 3,600 m² of usable floor space, accommodating 75 residential units and six commercial units on the ground floor.
