Florenc 21 is a premium residential development that builds on Prague’s traditional perimeter-block urban structure, with a strong focus on articulated corner landmarks, high-quality public spaces, and a rich diversity of architectural expression.
The B3 block, designed by edit! architects in collaboration with NL Architects a A69 architekti , is composed of a series of distinct buildings that respond sensitively to the Prague context while clearly expressing the individual identities of all three studios. The subdivision of the block into separate sections supports efficient operation and enhances natural social oversight.
Corner towers rise naturally from the urban fabric, offering unique views while addressing the challenging conditions of the compact inner courtyard. This strategy allows residential units to occupy the most desirable locations. The innovative building typology brings light and air into the semi-private courtyard and creates a seamless, organic connection between the interior of the block and the surrounding residential streets.
The ground floor plays a key role in shaping everyday interaction between people and architecture and is therefore given particular attention. Retail spaces and social amenities are located at street level, activating the public realm and naturally softening the boundary between private and public space.
The spatial hierarchy gradually transitions from the fully public street level through semi-private areas to fully private spaces within the block. This layered approach ensures a balanced coexistence between vibrant urban life and the residents’ need for privacy. A distinctive added value of the project is the use of selected rooftop terraces for residents’ leisure activities, reinforcing the communal character of the entire development.
From the outset, the project avoids becoming a monofunctional district. A diverse mix of uses distributed across the ground floors and individual sections of the block ensures that the area remains lively and functional throughout the day. Thanks to fully accessible, step-free access from the street, garages, and shared spaces, orientation and movement within the buildings are intuitive for everyone—from parents with strollers to seniors.
Blue-green infrastructure plays a central role in the project. Green roofs, water-retention systems, and generous planting of trees and vegetation in both the ground-floor areas and the inner courtyard help improve the microclimate, cool the surroundings, support biodiversity, and support the natural water cycle. Here, greenery is not merely an aesthetic feature. It becomes an active component of a healthy and sustainable environment for residents and visitors alike.
