Haus Rot

Haus Rot is one of three buildings we are designing as part of the Nový Smíchov development project near Smíchov Railway Station under the direction of Sekyra Group.

The design features rounded forms, giving the building an open and welcoming character. Accentuated horizontal lines emphasize the building’s dynamism, while softening the appearance of the corners. The building’s unique color is achieved through custom-made ceramic tiles with a rough texture, produced in collaboration with the Kadaň brickworks.

The loggias facing the street are set back from the main facade, enhancing privacy and providing natural protection against the noise from the bustling Nádražní Street. A continuous balcony above the ground floor extends the outdoor spaces of the first-floor apartments—piano nobile—and forms a cornice that highlights the horizontal structure of the building.

The top recessed floor houses two premium apartments with partially shaded large terraces offering views of Vyšehrad and Prague Castle.

An interesting feature is the staircase core, whose geometry absorbs the blunt corner of the building, reminiscent of corner apartment buildings from the late 19th and early 20th centuries.
