House in Koloděje

On the outskirts of the historical centre of Koloděje, we design an at first glance subtle yet spatially refined family house. The concept reflects the clients’ desire for modern, structured and visually interesting living.

The house is divided into three interconnected units with clearly defined functions. In the first part there is a garage and technical facilities with children’s rooms situated upstairs. In the central part on the ground floor there is a guest room and the main staircase leading to the master bedroom which includes the necessary facilities. However, it is the third part that is the heart of the house – the living area connected to the kitchen and dining room. Thanks to the elevated volume and large glazing, this space feels extremely airy and open.

The rotation of the individual masses and their positioning within the plot allowed for the establishment of distinct sections of the garden with different characters. The entrance forecourt adjoins the street and has a rather utilitarian character, defined by a mighty oak tree and a spacious paved area for parking. The intersection of the two masses creates an intimate nook, which features a terrace ideal for quiet relaxation. Another terrace is oriented towards the garden, from where it opens towards the surrounding nature. This extrovert space is ideal for family celebrations and gatherings with friends. The design of the garden responds to the house and the adjacent terraces, complementing the architecture harmoniously

The house is made of bricks and clad in simple ceramic tiles, giving it a timeless appearance. The technological equipment includes a heat pump, underfloor water heating, ventilation systems, and smart home features. Preparations have also been made for the installation of a photovoltaic system to ensure future energy self-sufficiency.
