The baseline level of the required diversity is established through the involvement of three architectural practices collaborating within a single urban block. This is a natural way of fulfilling a key requirement that is intrinsic to our approach. The individual buildings reflect the fundamental regulatory principles as defined in the competition brief. These consist primarily of the basic spatial and floor-area parameters determined by the building line and height regulation, both for category VII+ with a height limit of 31 m in the northern part of the block and for category VI with a height limit of 26 m in its southern part.

The compact urban block defines an open inner courtyard with the capacity for water retention and natural infiltration. The proposal makes use of the specific corner condition at the north-west corner, where the ground floor is recessed from the building line, while the upper levels take advantage of the Prague Building Regulations (PSP) to cantilever part of the volume by up to 1.0 m. In geometric terms, the design continues the line of the block’s western frontage. The corner accent is shaped naturally, in keeping with the scale and structure of the block, and connects the development to the wider urban relationships of the site. The scheme works with a rich roofscape, emphasises the corner condition, and limits the length of individual frontages in accordance with the 28 m regulation. Beyond the binding regulatory requirements, the design introduces a continuous ground-floor frontage along the full perimeter of the block and makes use of the opportunity to create a double-height ground floor along the northern commercial street.

Block B2 is rooted in Prague’s architectural tradition and reflects the valued typology of the apartment house. Not only is its scale perceived, in urban terms, as a natural part of the Prague cityscape, but it also enables the investor’s ambition to deliver a higher standard of living. This proven typology and urban framework also retain economic value and demonstrate the lasting relevance of the architectural and urban design solution. The proposal brings these principles into the present by defining a set of unifying parameters that optimise the structural and technical solution while allowing an individual approach to the authentic expression of each building. It is a restrained approach that ensures continuity with the urban environment while maintaining the ambition of a contemporary architectural stance grounded in timelessness and informed by historical experience.

The proposed residential urban block is diverse, socially responsive, environmentally sustainable, and technically coherent and rational. Its efficiency is reflected in the chosen structural modularity and in the proposed layouts, which optimise the individual floor plans with regard to the required economic efficiency of the GFA/LFA ratio. The design meets the total gross floor area required by the brief and complies with the construction and technical requirements set out therein.
