The urban proposal for Block D VI, part of the Rohan City development, blends contemporary architecture with a strong emphasis on high-quality public space and efficient land use. This architecturally articulated ensemble of six interconnected sections forms a cohesive residential block that seamlessly integrates into the emerging urban fabric. Each part of the development carries its own identity and distinctive character, yet together they create an elegant and harmonious whole.

The block responds sensitively to the scale of its surroundings and maximizes the site’s potential. Two prominent towers open towards the river, offering spacious apartments with generous loggias and terraces that provide uninterrupted views of the Vltava. The lower volumes, naturally aligned with the existing urban grid, accommodate smaller units with balconies or front gardens oriented toward a calm inner courtyard.

Rather than being enclosed, the courtyard transitions into a semi-public park. Residents can enjoy landscaped areas for relaxation, as well as communal zones for social interaction and leisure. The concept draws inspiration from Nordic housing models and contributes to the distinct character of the broader Rohan City project. The connection to the riverfront promenade further anchors the development within the urban context.

The facades of each section reflect their orientation and programmatic function. Street-facing elevations are designed with a refined, representative expression – combining large-format windows, steel detailing, and carefully selected materials that lend the building a modern and timeless character. Horizontal cornices and ceramic cladding introduce rhythm and depth, while varied materiality and colour schemes emphasize the individuality of each volume, giving the impression of multiple buildings within a single block. Facing the courtyard, the façades are rendered in more understated, economical plaster finishes.

The overall layout establishes a balanced synergy between residential living, green open spaces, and civic amenities. Proximity to an elementary school enhances the site’s appeal for families. The architectural concept embraces the principles of the 15-minute city, ensuring key services are within walking distance. The thoughtful layering of private and public realms, sustainable urban strategies, and architectural quality makes this location an attractive and livable part of the city.
