ROHAN BLOK D introduces distinctive urban living in the heart of Karlín, one of Prague’s most dynamically evolving districts. The architectural concept of the two proposed buildings – an elegant residential tower and a more solidly composed apartment house – directly builds on PSA’s design for Block D, itself part of the broader urban vision for Rohanský ostrov. This vision is transforming a former industrial site into a contemporary, vibrant neighbourhood closely connected to both the city and the river landscape.

Together, the two buildings form the edge of a semi-enclosed urban block and establish a natural continuation of the riverside promenade and park belt along the Karlín meander of the Vltava. Their location offers future residents a rare combination of calm waterside living and immediate access to the city centre.

A contrast of two buildings, a harmonious whole

Each building has its own distinct identity. The residential tower is slender, vertical and almost delicate in expression, while the apartment house feels grounded, calm and dignified. This contrast creates a productive visual tension that enriches the overall composition and strengthens the identity of the block as a whole.

At the same time, both buildings are united by a shared approach to residential quality. They offer carefully considered and efficient layouts, a high standard of execution, and a strong emphasis on privacy and comfort. Here, a premium standard is not merely a marketing phrase, but something embedded in every layer of the design, from the architectural concept to the choice of materials and interior specifications.

Architecture shaped by its context

The residential tower is conceived as a light double-skin structure, in which the outer aluminium profiles create a distinctive vertical grid while also supporting external shading elements and balustrades. The inner façade combines glazed surfaces with profiled aluminium panels, establishing an elegant and functional rhythm that responds to the internal organisation of the apartments.

In contrast, the apartment house is defined by a more robust and tectonic expression, articulated through a façade of pigmented GRC prefabricated elements. Its regular grid combines open loggias with solid segments, creating a lively cadence that animates the street elevation while also ensuring privacy for the individual homes.

Outdoor space as an integral part of living

Both buildings place strong emphasis on the relationship between interior and exterior. Generous loggias, terraces and private front gardens extend the living space outward, allowing residents to enjoy daily contact with nature and their surroundings. The inner courtyard is conceived as a shared garden, offering space for relaxation, informal neighbourly encounters and a safe environment for children.

Thoughtful access and everyday comfort

Both buildings have their own main entrance from the street, direct access to the inner courtyard, and connections to the shared underground garage, which provides ample parking and comfortable access to the apartments. A shared vertical circulation core serving both buildings supports efficient operation and clear orientation throughout the development.
